A transformative logistics project is on the horizon for northwest Maricopa County, set to deliver long-term economic growth and job creation across Arizona. Once approved by the Maricopa County Board of Supervisors, the Logistics Park Phoenix (LPP) is expected to become a cornerstone for the region’s logistics and transportation infrastructure.
Valued at $3.2 billion, the development is projected to generate over $3.9 billion in economic output during its construction phase alone. With more than 26,400 construction-related jobs and approximately $1.4 billion in labor income, the LPP will be a major economic catalyst. Additionally, the state and local tax revenue from construction is estimated to surpass $189.5 million, funding critical public services, infrastructure upgrades, and local community development.
Once operational, the impact will scale even further. The LPP is forecasted to support over 50,000 jobs annually, with $2.5 billion in yearly labor income. Local and state governments are expected to benefit from $245.6 million in recurring tax revenue, sustaining essential services like education, public safety, medical response, and regional infrastructure.
“This is the type of project every state competes for,” said Danny Seiden, President and CEO of the Arizona Chamber of Commerce & Industry. “It strengthens the economy, creates jobs, and solidifies Arizona as a logistics hub for the Southwest.”
The LPP is a master-planned, 4,320-acre freight and logistics hub, seamlessly combining three core components:
Intermodal Facility (1,770 acres) – For efficient transfer of domestic intermodal containers.
Rail-Served Logistics Center (1,131 acres) – Tailored for direct access to rail infrastructure.
Logistics Park (1,420 acres) – Offering expansive warehousing and distribution solutions.
Strategically positioned along the BNSF Railway, the LPP will connect Arizona to a 32,500-mile national rail network, enabling businesses to access markets across the U.S. and beyond.
Located just northwest of Phoenix, the park is bordered by 211th Avenue, State Route 74, 235th Avenue, and US-60/Grand Avenue. This location was chosen to meet the industrial needs of the Phoenix metro while relieving congestion on the existing road infrastructure.
The park's design includes internal roadways to move freight seamlessly between its intermodal yard, warehouses, and logistics facilities—minimizing dependency on public roads and reducing regional traffic impact.
The development will roll out in phases:
Phase One (by 2028):
1 million square feet of warehouse space
223,000 annual container lifts
2,400 sq. ft. truck terminal
25,000 sq. ft. general office space
By 2033:
11.5 million sq. ft. of warehousing
330,900 annual lifts
Full buildout by 2050:
18 million sq. ft. of warehouse capacity
539,800 container lifts annually
20,000 sq. ft. truck terminal
According to Grace Appelbe, Executive Director of the Arizona Manufacturers Council, the LPP aligns with Arizona's fast-growing manufacturing sector:
“We need smarter logistics infrastructure to keep pace. The LPP will streamline the flow of goods, reduce bottlenecks, and enhance supply chain efficiency for Arizona manufacturers,” Appelbe stated.
In an era of increasing environmental scrutiny, the LPP plans to be a responsible contributor. It will be served by BNSF’s modern, low-emission locomotive fleet, offering a greener alternative to truck-only transport.
Appelbe added,
“While regional emissions remain a concern, the LPP demonstrates how economic development can align with sustainable practices. It’s a forward-thinking logistics hub built for the future.”
